 The Tysons Corner submarket is ideally situated at the intersection of the Capital Beltway (I-495) and the Dulles Toll Road (Rte. 267), roughly equidistant from Washington, D.C. and Washington Dulles International Airport. It is also bisected by two major arterials, Leesburg Pike (Rte. 7) and Chain Bridge Road (Rte. 123).
Tysons Corner is Virginia’s largest office market and one of the leading
business centers in the nation with nearly 25.7 million square feet of office
space. Office buildings are typically mid-rise or high-rise in design. There
are a few smaller structures and townhouse office condos around the periphery
of the submarket. The largest business parks are Tysons II, West*Gate, West*Park
and Westwood Corporate Center.
The submarket is also one of the largest retail centers in the region with more than 4 million square feet of space. The retail anchors of this market are the two super regional malls, The Galleria and Tysons Corner Center. With Tysons Corner Center's recent renovation and expansion, it is now the sixth largest mall in the United States at more than 2.5 million square feet.
Additionally, Tysons Corner has more than 1 million square feet of industrial/flex
space as well as the largest concentration of hotels in the county: 14 with
more than 3,880 rooms.
Tysons Corner is the “downtown” of Fairfax County and is home
to a wide range of employers. Some of the largest include: AT&T, BearingPoint,
Boeing, Booz Allen Hamilton, Capital One, Deloitte & Touche, Ernst & Young,
FINCen, Freddie Mac, Gannett Company (USA Today), IBM, McGuire Woods, MicroStrategy,
Mitre Corp., the National Automobile Dealers Association, Northrop Grumman,
PriceWaterhouseCoopers, SAIC, Sun Microsystems and Sunrise Senior Living.
